A / Primary bedroom
A queen bed with a low headboard, two petite bedside tables and a low dresser. The existing shared-zone closet remains accessible from A; the front opening stays a window.
Finishes: Warm ivory walls, pale oak furniture, an oatmeal wool rug and linen curtains. A softly upholstered headboard keeps the small room comfortable.
Lighting: Dimmable flush ceiling light, two compact reading sconces and soft closet lighting. Warm 2700 K lamps are the concept preference.
Bed frame 1600 x 2100 mm; approximately 603 mm on the left side and 920 mm between the bed foot and dresser. Bedside and curtain details need a site check.
B / Bedroom + study
A full-size bed, one bedside table and a 1200 mm desk create a compact second bedroom. The closet opens into B and its main approach remains clear.
Finishes: Dusty blue accents, warm-white walls, natural oak and a durable flatweave rug. Use simple sliding closet fronts.
Lighting: A small reading light at the bed, a desk task lamp and a dimmable central light.
Bed frame 1400 x 2050 mm; desk 1200 x 550 mm. The main route runs along the closet side; the desk chair is shown in its working position.
C / Bathroom
Retain the compact west shower zone, a slim floating vanity and a short-projection toilet. The inward door swing and separate hall linen cupboard remain.
Finishes: Light warm-grey porcelain, an oak vanity, a creamy solid-surface top and brushed nickel. A clear glass shower screen keeps the room visually open.
Lighting: An evenly lit mirror, dimmable ceiling lighting and suitable shower lighting selected for the actual installation.
Shower allowance 850 x 1400 mm; vanity 680 x 500 mm; toilet footprint 400 x 680 mm. These are layout allowances, not selected products; plumbing stays subject to verification.
D / Office / guest room
Place a daybed on the lower wall and a desk beside the existing window. The restored D closet remains the main storage, with its front and entry swing unobstructed.
Finishes: Warm white, pale oak, oatmeal upholstery and a small sage accent. Use an understated blind for glare control.
Lighting: A desk lamp, a reading light beside the daybed and a dimmable overhead fixture.
Daybed 2000 x 950 mm; desk 1200 x 550 mm. A larger pull-out bed would need a separate open-bed clearance study.
E / Covered entry patio
A teak bench and two planters sit away from the house entry. Keep the owner-confirmed outdoor edges open and retain the house wall, window and entry door.
Finishes: Textured outdoor paving, teak or similar exterior-rated wood, olive-green planting and restrained dark metal.
Lighting: A warm porch light and a discreet entry sconce. Select exterior-rated fittings for the exposure.
Bench 1500 x 450 mm. Posts, drainage and paving levels are inherited site conditions, not redesigned here.
F / Family + dining
A compact sofa faces the photographed fireplace; an oval coffee table keeps the centre light. A separate oak table seats four near H. Keep a clear strip along the right-hand exterior openings and a clear approach to the sliding opening beside D.
Finishes: Cream upholstery, a muted sage dining fabric, oak, a textured rug and simple curtains. Retain the brick fireplace as character rather than inventing a new opening.
Lighting: A dimmable pendant above the table, soft ambient light and a movable reading lamp at the sofa. TV position can be settled after reviewing the fireplace and actual service points.
Sofa 2200 x 950 mm; dining table 1500 x 850 mm. All three candidate door approaches are reserved. The intended exterior door is still awaiting identification; source opening symbols remain unchanged.
G / Garage + workshop storage
Keep two vehicle allowances and add a shallow storage/workbench run beside the internal wall. Leave the G-H doorway, its garage-side swing and the vehicle entrance clear.
Finishes: Sealed concrete in a light neutral tone, durable pale walls and graphite storage fronts.
Lighting: Broad linear ceiling lighting plus focused light at the workbench.
Each vehicle allowance is 4600 x 1800 mm; mirrors and real door opening widths are not included. The west wall remains provisionally 300 mm thick.
H / Open galley kitchen
Put the refrigerator and cooking/prep run along the G wall. A low sink peninsula faces F with a dishwasher and generous preparation surface. Keep the upper end open so circulation into I and F stays straightforward; no added H-F wall.
Finishes: Warm-white upper fronts, pale-oak lower fronts, a creamy quartz-look worktop and a restrained light backsplash. Use a consistent hardware finish through the kitchen.
Lighting: Continuous task lighting under the upper cabinets and dimmable ceiling lights. Add no peninsula seating that would pinch the dining aisle.
The counter run and peninsula provide approximately 1125 mm between opposing faces. Fridge, range, plumbing and appliance-door operation need checking against selected products; service locations are not certified.
I / Central living / conversation
A 2400 mm sofa and two lounge chairs form a conversation group on a large rug. An oval coffee table softens the route. A shallow console beside D gives the entry a practical landing spot.
Finishes: Warm white, light oak, cream upholstery, a sage chair and tactile wool or performance fabric. Keep art and accessories calm and personal.
Lighting: Layer a dimmable central light with table or floor lamps. The entry mirror can share a gentle wall light.
Sofa 2400 x 950 mm, chairs 800 x 800 mm and table 1000 x 600 mm. The main route from E toward the bedroom hall, H and F is kept outside the seating group.
